The Appraiser’s Coming, What Should I do?

With interest rates at an all-time low, it’s not only a great time to Buy a house, it’s an even better time to Re-finance the loan you have or Sell your home.

Refinancing a loan is, in most cases, going to require an appraisal. And the higher the appraised value, the better the deal tends to be for the borrower. So what can you do to get your highest appraisal value?

You need to know two critically important facts:

1. An appraisal is an OPINION of Value by a licensed professional

2. Laws limit what you can do to affect that opinion

An appraiser’s opinion is essentially a very educated guess. He or she will gather data about the marketplace and compare that data to what they see when they do their inspection of your home. This information combines to arrive at an "opinion of value" as it is technically called.

Before new laws passed after the most recent real estate crash, orders to the appraiser included an estimated value of a property and the loan amount. Appraisers were told what value the lender needed in order for the mortgage deal to work out. If the appraiser didn't appraise the house at that value, they usually lost their client's business (the lender).

This is now illegal...

It is illegal for the lender or the homeowner to provide a value estimate.
